You could let her serve the section 21 and when the courts are involved you will be sent a defence form as to the reason why you are fighting against the eviction. Did the council serve a notice on the landlady, do you know?
Anyways, going off the little bit you have said there, you would obviously need to take legal action and not just my word for it, I reckon you could have a case there. If you could prove everything...
Also, if you went down that road, think about your health mate. Could you cope? I'm not trying to convince you either way. It could be a hell of a lot of **** though and it's probably not worth it.

It's a form 6a, I've just had to check it.

As it happened I didn't need the form, but I had everything correctly in place (the deposit etc.) otherwise I could have had a big problem
