Or you just bridge the gap to cover owning your current house aswell as proceeding with proposed new house purchase. That's what I did, SWMBO would not have accepted the alternative ;) the same could be said for players.

Glad I did, made more on selling my old house via the second buyer that came along 8 weeks after we had moved ;)
 
Looking at Hernandez I would be quite happy to keep him if we can and only replace him if he's sold - so no doubt we will have to have some potential agreement in place on the afternoon of 01/09/15.

I suspect Hernandez can score 20+ goals in the Championship if he puts his mind to it and we give him the service. Might be cheaper in the long run to keep him if we can't sell him for around 9-10 million, rather than let him go cheap and pay over the odds for an English striker.

Anyone who has any financial smarts will ensure they aren't ever in a position where they're obligated to purchase the new property before the old one is sold.

Not necessary always the case, as it might just be a case of timing and the cost of a bridging loan might be well worth the final deal - I suppose it depends on how confident you are that your asset will sell and for how much.
