Looks great Snaggey. Had to replace our flooring when we moved into our bungalow last year but fortunately didn't have the problems you have had.
Youngest son just in from work, quick shower and straight to bed ready for an early start to Ipswich tomorrow (getting picked up on motorway sliproad at Bradbury @ 6.40).

Anyway, here is a photo of our tree.

Just sitting in bed planning the trip to Ipswich and Mrs Smug is laughing her head off at grown men posting pictures of their Christmas trees <laugh>
 
Had a nice moment today.

We took the kids, daughter aged 5 and 2 year old son, to the garden centre to pick a new bauble as is tradition. She's got her fancy Christmas dress on and looks lovely.

At the back of the place where the trees are we met one of Santa's elves who took a real shine to my girl, dancing with her and making her feel special, it was great. Next thing we know Santa himself and Mrs Claus come out of the grotto and come over to say hello, my son was going nuts.

It felt like we'd stepped into a Christmas film or something, made my wife cry a bit to see the kids so happy.

lovely story mate. Gives you a bit more faith in humanity when folk are prepared to make the effort to smiles on faces.
