Very off topic but can’t decide if we’re being impatient or not.

3 weeks ago on Sunday we accepted an offer from a first time buyer.

Within 24 hours they submitted their mortgage in principal.

Day 5 I contacted our estate agent as our solicitor was awaiting memorandum of sale. Was told that they were still awaiting proof of deposit and their solicitors details.

i send them a direct message using the estate agents messaging service - they apologised and said deposit was coming from an inheritance and they should have an update later next week.

In the evening I received a phone call from them saying they were at property and light was on, can they have a nose around again. We don’t live at property but said yes and I’d be there in a minute.

Whilst there they said that they should get the inheritance money within 2 weeks.

Two weeks later I send a message through the estate agent politely asking for an update but the message hasn’t been read.

The following day (yesterday) I send a text message asking if there is an update. No response.

We’ve effectively taken the house off the market as the estate agent shows the house as under offer and only comes up on searches if you tick the include sstc.

Are we right to be worried or should we chill? But silence to us is not golden.

It's been a while since I bought my properties, but i always had the finances in place and was ready to go not relying on what i might have next week or next month
Sounds as though someone may have contested the will (inheritance)
And holding up the process
Maybe Write to them giving them notice that you intend to put house back on the market if nothing is being processed
Are you in a chain or do you have somewhere to go straight away as the hold up could jepodised your move

But remember I'm not legally trained and my circumstances will differ from yours

We haven’t found a property yet but we’ve moved out ahead so we’re not in a rush - we even told them that, we just want to be kept in loop
 
I would be quite strict on this. It’s a sellers market right now.

Suggest that if you have no response by (a date) the house will go back on the market.

3 weeks is a long time in that world.

Your potentially missing sales.
 
Additionally if that was in Scotland then they would already be in breach of contract law because you have to have proof of funds before you even offer.

Quite why we don’t in England is beyond me because it means you can be gazumped all the way through to exchange.

Believe me. It’s happened to me 3 times and I lost £20k in one instance because I waited 4 months for a sale for it to fall through last minute.

Be strict here honestly if they want the house they will instantly respond. Waiting for an inheritance is and will be a case of how long is a piece of string.
 
If they're waiting on probate that is currently tracking at 6 months plus.
 
For me unfortunately that is the big problem here. Communication is the easiest thing to do.

The lack of it is enough for me to say that your doing the right thing putting it back on the market.
But I believe if you contact them giving ' notice of intention to put the house back on the market' will cover your arse for work they have done that they may seek to get compensated for or it will give them a kick up the arse to contact DPP

I think that's the key here. Give them notice now that if the deal is.delayed beyond the latest agreement (did you say end of next week?), then at that point it will go back on the market.

Did they say whether the person they were inheriting from had died yet?

They've jumped the gun too quick is my guess. My old man died 4 years ago. House was sold 15 months ago and still not paid out yet.

PM Trev, he deals with this kind of thing all the time, don't expect a quick response though coz he's eating a happy meal in McDonalds in Rome currently.
