I was pointing out there was no way a lot of players would want to live or travel to east of Hull.
This is a consensus and explains why east of Hull house prices are considerably cheaper than west of Hull prices.

You’re right it never floods, but I think it is specifically designed to flood in the event of extreme weather as part of the flood relief?Best bit of flat land is Beverley rd / Low field Rd Anlaby , it never floods especially now the area has the env flood relief it butts up to the Priory Tigers site at Syd Smith which is huge for youngsters . ( Cit missed a trick there )

The option extends to there being land available behind the existing east stand to build a second tier.
