It's hard to even meet a plumber at all. You try finding one when you need them. My son has a degree in English Literature and my daughter is half way through a degree course having started a bit later in life. I should have been firmer with them and persuaded them to get a trade instead of an accademic achievement. Much more lucrative.

Evening Sensible, yes its good to have a trade. Not enough people in apprenticeships now, a lot of older people try and become Plumbers. It does not work tho. Its hard work and a lot to learn. I have seen lots of them give up good jobs to think they will make a fortune at plumbing. It is a well paid job if you work at it. Yes they are hard to meet Sensible! We do turn up eventually! I was brought up in a Council House also but with a different class of tenant than you get in some these days. Sounds a bit snobby that but I think there is a general lowering of standards throughout society now and this is just part of that syndrome. Years ago you had to look after your home whoever owned it and if you didn't then you would be leaving it rather rapidly. Not sure you can put a label on an area because it has council houses near it though. I worked in that field for many years and there are many many smashing people in council housing and I worked in Stonehouse,North Prospect and Efford to name but 3 areas.

Yep all good thanks Sensible, yep i was living with my mother in Southway, she still lives there, been in it 45 years . it is now bought. There use to be a good spirit and everyone was happy, Now its all changed, i work in a lot of cex council houses and the people generally are great.
For 6 years I lived in a really rough council estate, and you are right Sensible in your comments, there were some really nice people there but equally some really horrible ones. No one would visit me there as as lived at the top on the 4th floor and had to walk through urine, human excrement and someone was always setting fire to the stairwells. It took me 3 years to get the little darlings not to come up on the floor where I lived and between an old lady who lived opposite and myself you could have eaten you dinner off of the floor. I remember coming out and finding two men with a knife on my landing who didnt live in the block and I frogmarched them out .... they were amused by that and it didn't occur to me until I was on my back up that they could have stabbed me lol
Rules have changed a great deal with what you can do as a landlord but sadly the courts haven't kept up with the intentions. It is not easy to get rid of the unwanted as a local authority but believe me they would if they could. Trouble is that the courts know there is no net below local authorities and are lenient on their bad apples whereas a private landlord can remove somebody for farting virtually.
I was lucky to some extent and have a lot of happy memories with dealings with people. I like to think that it was partly me and my attitude that helped as anything I ever had to do was never personal. It is a job like any other job and you can make it hard by being a prat or easy by showing some sympathy and humility. Not once in 30 years was I ever even threatened by anyone even at an eviction. Some cases were quite sad really but it was not all about the hard stuff and sometimes you could really make a difference to a family who were struggling.

Sadly Gat there isn't enough stock to go around to help everyone either. Worst days work ever done when they banned the building of more housing despite selling off the best of the stock they had. Makes it impossible to help a lot.
One of my best mates lives in an housing association house..........the posh name for the old council housing gone private system.
He a great friend, well paid and generous to a fault.
But when he puts his tenants hat on his whole approach to life changes............
We have a drink and a meal every Friday lunch time........and I check out how things are going at my old firm where he still works.....etc....etc
Enevitably the subject gets round the the housing assoc..........in the last year.........they have put in a new kitchen,a new bathroom and a new front door.......and it's cost my mate nothing.
The moaning is endless about the kitchen.....this wrong that wrong etc.........same with the bathroom.......and even something about the front door.
He is able to do lots of things himself and would be first around to give you a hand...........but in his home he will not do anything......lots of his complaints he could put right in a jiffy.........but it's the housing assoc who he continually phones up about his new Kitchen,Bathroom and front Door...........and he spent two weeks phoning them about a mark they left on his hall carpet..........he has used his holiday allowance up .....so he take unpaid leave from work when they come round for the umpteenth time to do things that he has complained about........he could easily do most of the things himself......but prefers to lose wages instead.
The point is he is 57 yrs old.....and he was born in that house ........when his parents were alive and the tenants.........generous he is to a fault.........but when he has got his tenants hat on it becomes a Jekyll and Hyde situation ingrained into him since birth.........never having been in any similar situation I find it difficult to not blow a fuse when the subject comes up again.

Hi all, just wanted to let you know I'm now back from my travels. I see GAT has been doing a sterling job and I hope she will be allowed to co-exist as mod with me (if she's willing of course) as she is often online during the day when I'm not. Someone has to keep an eye on the prowler.
Kept in touch with all things green whilst away and happy to see Brent has done the deed but we are still not doing well on the field and still seem unable to hold onto a lead. I wonder when things will start to move forward on the field, Will Fletcher be replaced as manager (Can't see the Riddler taking this for long, he has a ruthless streak as Reidy found out) and Larriou is needed in goal. Also are we going to get new stock in the shop - including a new kit? Early days I know but looking out for changes already.
