hi there,

I do apologise for a topic not related to football, but as I'd imagine there are quite a few people here living around the triangle I'd love to know you opinion about the area.

Well... I'm planning to buy a flat... Due to my smallish budget (£130k) I can only afford something further down from central London. So far I chose 2 locations I reasonably like: Crystal Palace and Sutton, but I can't decide which one I should go for.

According to my brief observations:

- it takes similar amount of time to get to central london by train (approx. 25mins)
- I'm single, no kids, so schools, etc is not an issue
- I'm not big "going out" person, however it's nice to have places to go out locally ocassionally. I think CP wins here
- Sutton has a nice English vibe, but CP is also pleasant with nice mixture of people

Do you think my observations are correct? What else I should take into consideration? Any recommendations from anyone living in those areas?

Any other parts of London anyone could recommend? I also went to see some flats in cheaper areas such as Leyton and Edmonton - biggest dumps I've ever seen... and very ghetto'y feel... definitely something I'd like to avoid. I also went to see South Norwood...but it's a bit run down and doesn't look so nice either.

Many thanks!
Adam

adam why not try renting first for a short time to see what fits?
from experience I moved to an area a few years ago that was 'recommended' as in people thought it was the 'better' of the areas I had chosen

I currently live in an area that I had previously never considered and didnt care for, lived here 6 years (ish) now and wouldnt move. All the dynamics are perfect, neighbours etc within easy reach of shops etc

and if you dont have to stick to london, I currently have a 3 bed semi with a garage, 2 WC's, utility room, front and back garden that You can have for £85k, sneyd green area of stoke on trent. I do property development and the house comes decorated and newly carpeted etc

And it was going so well ! Fan you were giving sensible advice - then mentioned Stoke. I reckon even Acworth has worked out that Adam needs to be close to central London for a reason - could it be work ? - your suggestion would involve one hell of a commute. ( still, we all know you've got a sense of humour )
