Any development of the East Stand at St James Park is inhibited not only by Leazes Terrace and its Listed Building status but also the properties on St James Street which would require purchase and then demolition.
Ashley wasn't as daft as people made him out, there are serious issues with either staying or moving at SJP ...

... any attempts at demolition will have the non-football brigade up in arms.

Whatever we do, or don't do, it will be for football reasons. Whatever they do, or don't do will be for partly football but mostly for vanity reasons.

But buying Leazes terrace is of little help. If I owned it, anyone could complain about anything I did with it. Mostly they would get nowhere, but if the structure or external appearance was changed, that's another matter.

To do anything meaningful with the stand beside it, they'd have to knock Leazes terrace down, as you can't go up without going out. And they would need to go out quite a way.

And they are contracted to hold the Euro games in 2028. About 18 months before they are set to be the biggest club in the world.

They might be able to do something, but it would be very expensive and time consuming and even then it might not work out.

The could sink the pitch by day 3 metres (similar to the SOL) and shift the pitch across by say another 3 meters that might give them the scope to build a taller east stand. That said it would mean demolishing the Millburn stand first and building the new replacement stand 3m below ground level and 3m further across. After that you'd have to dink the pitch, then probably build the new leazes stand before building a new east stand, then finally the Gallowgate end. BUT, that's not a fast process, maybe 3 or more years to do and that's relying on things being straightforward. As we all know, Sid James is built on a sloping hill and there's a good chance before you can even excavate down 3 meters that you'll hit bedrock. That might require A LOT of engineering to get by it, including dynamiting or heaving drilling to dig down enough. And it wouldn't be a quick process that you could do in a close season, not without any possible problems or unexpected delays. Realistically it's a non starter, but potentially it's the only way that they could redevelop Sid James without having to destroy listed buildings. Basically, they're f@cked!

The fact that this beautiful Georgian structure has had to endure being overshadowed by that monstrosity is bad enough. If it gets further enveloped, absorbed or destroyed by it, it will be outrageous!

As a city centre close, of that size, it’s not far off The Crescent in Bath for rarity …

… without the stadium that’s a substantial building adjacent to a large park and lake.

You’d be looking at a couple of million, per apartment, in London for summat similar.
 
The fact that PIF are investigating the possibility of selling up to 25% of their shareholding, as well as securitisation against future income would worry me greatly if I were an NUFC supporter. Which, thankfully, I'm not.

Retaining Howe, no new stadium plans, best players leaving, etc, doesn’t say ‘best club in the world’ in 3 years time …

They're in a mess and no mistake. If they lose at Fulham on Sunday,the highest they can finish will be 12th. Whichever way it's looked at,it's been a very poor season for them and the summer will be interesting to see where they go from here.
I would love to see the media calling them out for once, relating their many issues and ceasing to make excuses for them as though it's everyone's fault but their own,instead of being truthful and labelling them as a very badly run football club.

Villa just made a mockery of the last thing they're still clinging to, the amount of games they've played.

It does make me laugh when the media insist on talking about what a success Howe has been, has he?

He's won one cup, wasted a fortune and built a squad that really doesn't work. They'll probably finish bottom half, were absolutely battered in Europe and lost the away derby to Sunderland ...

... then boasted about their impending revenge and proceeded to lose the home derby as well, success my arse <laugh>

The media have been in the mags pockets for years, John Gibson and Anal Lover for a start, then the Custis brothers, Simon Bird, Craig Hope etc are always pro mag, and that's not counting Shearer or Gabby Logan. Then add in that Howe has had his media fan boys who have built him up to be a great manager since he first got into management. It ends up that the media don't want to see it, too many have vested interests (mag fans, getting easy stories from the mags so the don't have to do "proper journalism) or the sunk cost situation where the fan boys don't want to admit that Howe isn't as good as he's been built up as. Then add in that most journalists or media members know nothing and just go with the flow of general opinion. For his fan boys to criticise him, Howe would probably have to run naked down Northumberland Street with a rubber glove on his head crowing like a rooster before they'd say any against him, and even then they'd try and find some excuse for it.

Remember few months ago asking the more well read and informed posters on here about the influence and power of the Freemen of Newcastle,just a follow up to ask what will they be thinking about the Leazes terrace accusation and do they not have a say in listed buildings sales
