13% taxes on all rental income! Irrelevant, tbh. 9% closing costs is ridiculous. Not sure what it is in California, but closing costs are only about 1-2% here in the UK. I think. Been a while since I sold a place. Elland would know better.

You pay tax on the profit you make from renting out the property, after deductions for &#8216;allowable expenses&#8217;.

Allowable expenses are things like :-

letting agents fees

legal fees

accountants&#8217; fees

buildings and contents insurance

interest on property loans maintenance and repairs to the property (but not improvements)

utility bills ground rent

service charges Council Tax

Advertising, phone calls, petrol etc

So, as long as you keep your books in order, you can claim back loads
