    I hear horror stories of agents but to the most part they are professional. I think it goes back to people seeing the price of everything and the value of nothing. Everyone sees perceived value when buying a car as opposed to price.

    People when selecting their agent look for the cheapest option.. What other circumstances do you expect to buy the cheapest and expect it to be the best and of highest quality. Then bitch and moan that the cheap option is infact ****.

    Most people know how much their house is worth we as agents either agree or not. As most people think theirs is best even if its not. This industry is very difficult at the moment as people are blind to what has gone on with market and either disregard what you say out it on for too much money.. Then complain when it doesn't sell and conveniently forget that it's on at the price they wanted. To the most part people ignore out advice. Out of 10 properties I probably get 2 sane vendors. The ones that listen sell and get the best price as there is a degree of personal pride.

    So the moral of the story is dont go cheap and actually investigate the agent, pretend to be a buyer. Before you have your house valued see what the service is like. Have a look at their office, check what sort of property they have whether they sell similar ones to your own. Look at their photography and read how they present other houses. Ask other people for recommendations. Also if you use a cheap 1% agent offer the staff a £300 bonus for whoever gets you x price. As that will double the commission the staff get from the deal.

    Not at all, they are everywhere. Some times, like during morning and evening rush hour, right turn filter arrows will be set to turn on and off periodically, allowing traffic to go right over a busy road.

    During non rush hour the filter will be switched off and is triggered by pressure pads underneath the surface which a car will need to drive on to register its need to turn right. The arrow will, via the miracle of telemetry, be triggered for a brief spell, stopping on coming traffic at the same time. This also means the traffic coming the other way isn't stopped when there is nothing waiting to cross.

    If the driver does not drive onto the pressure pad it will not trigger the arrow and they could be sat there for quite some time.

    I found our beloved Room 101 on page THREE of the board! :headbang:

    Three or four quiet days and then to make up for lost time we get spammed with 397 new threads, it's like some cruel joke.

    We don't have a thread about Fred the Red yet, is that because his name contains three words instead of two?

    I don't mean not washing your hands after a piss.. But smelly ****ers..

    I'm in the boozer i can smell this one bloke from two metres away. The irony of it is he has possibly the biggest droopy nose I have ever seen.. I looks like a dinosaurs scrotum.

    I also took the trouble to go and see them in Sheffield once and also thought it was rather good, he's still a ****ing arsewipe though. Don't mind Liam.

    That said, I saw them at Glastonbury once and they were ****ing abysmal, I wandered off to watch someone far better instead somewhere else.

    Went to see oasis at finsbury park.. They were a bit ****. Charlatans were amazing as were black rebel motorcycle club.

    96 was around their "peak" and they were very good live. We beat Forest that day, think it was 5-0, Cole was benched, Scholes got a goal or two. Also saw them at Wembley which must have been around 2000 as was with the wife. They were ****e and seemed to have become the preferred band of the new generation of chavs.

    I would like to put blokes that wear eye makeup in.

    They're clearly complete ****s. There is no excuse or necessity to do such a thing.


    I would also put in people with too many tattoos.. Where they have it on their neck and face.. They're invariably ugly ****s trying to hide behind their tattoos..
