The owners (and DoF) have their ideas of what should be offered to him and Gini and his agent have another. Fact is unless we give him what he's asking for he's going to get a better offer from Barcelona.
At 30 and for the type of midfielder he is, a hardworking closer down (a role that relies heavily on fitness) he's probably got 2-3 years in him. It becomes a question for the owners on whether its value to offer him a long contract (imo anything over 3yr probably wouldn't be and his resale value by 33 will be low).
Also looks like they're interested in Alaba. And whilst his contract would cost more than Gini, he is a better player and younger, so offers better value for money. So if they can land him, it might be the end to contract talks with Gini.
