No idea who's theory that is but I would think the truth is that Croxteth is a back up plan in case planning permission is denied on the docks.
Maybe they lurk on here everyday and are going to use your magic business plan to fund the dock site.

Not so sure myself, and the idea of ending up with anything that resembles the stadium thieves mess leaves me cold tbh.
My view is and always has been, that the CW games was never a factor for Everton FC.Something like the COM would do me. Design it with football in mind for its future.
Temporary seating to cover the track now, loads of real ways of making it work better than the OS. Plus capacity/seating angle can be steeper for eventual football use.
Plus retaining track under seating gives dual use.
