Well, I know my offer is more than previous ones that have been rejected. But it's also lower than I expect then to sell for

 

It's up to them to say a number. If they just reject that's why they've not sold it.

 

I thought with houses there was an asking price which is top dollar, and a price below that the seller is willing to take which the prospective buyers have to try and outbid each other to get nearest to, so if you go too low and somebody else goes a bit less low you leave yourself liable to losing out ??

I think sometimes there's the seller who thinks his house is amazing and his price bears no relation to that given him by the agents etc dic. Then there's the realist who's got the price advertised and real price in head and then there's the quick sale guy who's got a price advertised to move it.

It's hard to say what kind of person you are dealing with til you view. Even then....

Not at all. The seller need to enter negotiations at all. If, like me when selling, they have a figure in mind they are well within their rights to sit stubbornly if they choose.

However, this house as been on the market since September and is empty; parents passed away so siblings are footing the bill. Therefore, they'll be wanting to get rid asap

 

its a dance for me.. they set a public number then the agent comes to you and kind of hints what to bid and then see. theres usually 3 eyes in it. the dealer, the seller and buyer.

10% under isn't it? 200k house offer 180 as starting point.

 

Funny how people interpret things. They're is no ruling, official or gentlemen like. You can offer 1% if you like, you pay more than 100% too.

 

Obviously, but I think general rule is offer 10% less and go from there.. People tend to overstate their house value by 5%

 

Can't say I've ever heard of that and I'm from a family that used to regularly buy and sell houses lol

I'd be happy to get the house for 10% less though

 

So you've got an idea of what the dealer thinks they'll take and you've gone under that hoping they are sick of waiting.

If it's probate then it's got solicitors fees involved and they might just go.

My opening offer was just under 82% of the asking price. I'll be happy to get it for around 90-91%

Ticks most of my requirement boxes and provides a good basis to build a excellent family home.

Not a fast food joint within about four miles. Couple of takeaways with a couple of miles though.

Seriously though, did you have an eye out for a while or has it just popped up when you started looking.

 

Been looking on and off for about five years. Been looking more in the last few months but only been seriously looking for about five or six weeks. The house I'm bidding on as been on the market for almost six months

 

Hopefully they need to move it as it's costing them
