    Why take a 1 or 2% fee when you can benefit from the planning uplift and sell to Cornishman using low grade, high street conveyancers?

    I never said it was funding for property development.

    I said it was commercial funding.

    Under writers ultimately call the shots, your bullshit about your negotiation skills being able to get you fabulous terms on your poxy short term development loan, spoke volumes. The kind of figures you were talking about are small fry, you'd get what was on the shelf you absolute flute. The idea that they'd be bending their rate card and falling over themselves for a sum at that level is laughable.

    You do know that February was the best month in donkeys for mortgage lenders don't you?

  8. We would never buy from someone like you. We don't have to. We find our own deals, and don't need any leaches sucking away at our profits. Any savings, we can pass on to our buyers, to shift the houses/flats more quickly. Better to put the money in the pockets of the paying punters than into your greedy hands, eh, Stan?

    Depends on the deal. Some can be very interesting and challenging, others can be very straightforward.

    Is the cave you were hiding in earlier this season up for sale?

    What's your profession CFC? My guess is that you're in publishing of some sort with aspirations to become a lollipop man.

    If you did know anything about finance for property development, you would know that the rules have changed. Yes, there is now more available to house builders, but it is far more difficult for "developers' to get their hands on it. I've already said (20 pages ago) that the funders are now far more focussed on deliverability than they used to be. Gone are the days when a second hand car salesman or a retired London insurance broker could suddenly decide to turn his hand to a spot of property development. These days, you need to have a track record - the best money is available to those who can prove that.

    See, if you actually took notice of what I am telling you, rather than look for any and every opportunity to vent your spleen, you might actually begin to realise that I do know what I am talking about.

    By the way, muppet, mortgage lending and financing property development are two very different markets.

    They're being egged on by an embittered estate agent who thinks he's a property developer, and a Cornish Gooner who didn't even know about Bodmin Gaol until he Googled it!

    You couldn't make it up, mate!

    I've just noticed why HIAG is such a big fan of yours. Very few people "like" your posts. It's an obsession of his. He gets very wound up if people "like" other people's posts and often comments on it. He's the anti-Astro on that particular subject, although they are very similar characters.
