Did you ask for a reduction in price? If not, ****ing ask now ye numpty. They are desperate to sell at the minute, especially if coming near the end of a development. The reason is they are forecasting prices to drop big time. Now you'l be grand in that if you are planning to live in the flat for a bit the drop wont affect you - but the price listed is negotiable too, so you could get everythng that youve been offered and for a bit less!!!!! Also they have a two year customer care service - whereby they'll fix anything. any small problem get them out. anything you think might be a problem coming up to the end of the 2 years then get them out!!! I live in a new build at the minute and ive done **** all repairs as them ****s have done everything for me!! I thought the doors were expanding a bit recently and as we were 2 weeks from the end of the 2 years i got them out and got new doors on every room - and newly painted! I got them to fix the tapes int he ceiling too as they were bursting and they repainted my whole ****ing house as a result - and what a result that was! So dont be afraid to call them!
anport, I'll push them to lower the price They haven't sold any of the flats as far as I'm aware, and there's 23 of them. It's a five year guaranteed fix on everything that they are giving us. I'm getting one of our surveyors to do the snagging for me and telling them that they're getting nothing until everything is fixed. I'll speak to my solicitor today about getting the price down though, I'd prefer for him to do it rather than trying myself and getting nowhere. Cheers for the advice
Its worth trying pal. Worst they can do is say no. You are buying it anyway - but if ye get a few quid knocked off happy days! If there are 23 left to go you may not get far mind!! As Mick says if you can get a mortgage at the minute its a buyers market. They'll go out of their way to do you a deal Plus 5 years no stress on problems (unless you cause the problem) means you have no worries about keeping a few quid back for repairs! You are doing thr right thing getting a place now though - 5 years or so and you could claen up selling it on for a profit and have a deposit for a house when no doubt your missus will be getting broody!!!!
Well she's 26 and I'm 22, she's said she doesn't want kids for a good few years she has said Her sister had a baby a year ago and my missus likes just looking after him the odd day, so it's all good I'll keep you updated on how it all goes
I don't know if you've been reading the financial pages of the papers recently, M.L, but most of those in the business (estate agents, developers, etc) are predicting prices to fall by possibly as much as 10% this year. Much of this is being put down to the significant redundancies to be made in the public sector (and the indirect ones as a result of them) and (as mentioned above) the reluctance of the banks to lend money. Therefore if I was you, I would look at getting a decent reduction in the asking price to compensate for these predictions. I doubt you'll get 10%, but even if you squeeze 5% out of them, you're negating any potential hit a wee bit.
ML , you should definately try and push your luck - they can only say "no" - I bought a flat to keep on in glasgow ; I went in a few times to see the development, let them know I was really interested and ready to buy.......but...... I wanted the penthouse flat for the price they were asking for one on the lower floors , they had to do the timber flooring, and - much as I loved the place I could only stretch to offer them ÃÆÃâÃâ ââ¬â¢ÃÆÃ¢â¬Â âââ‰âÂ¢ÃÆÃâÃâÃÂ¢ÃÆÃ¢Ã¢ââ¬à ¡ÃâÃÂ¬ÃÆÃ¢â¬Â¦ÃâÃÂ¡ÃÆÃâÃâ ââ¬â¢ÃÆÃ¢Ã¢ââ¬Å¡Ã¬Ãâ¦ÃÂ¡ÃÆÃââââÂ¬Ã Â¡ÃÆÃ¢â¬Å¡Ãâã40,000 less than they were looking for - which was a lie !( and that was on the lower floor price rather than penthouse, so they were accepting substantially less - cant remember price difference now but it was in the tens of thousands ) , anyway I just went for it , thinking I was really chancing it...........they practically bit my hand off......wish I d even pushed it more now.
P.S With interest rates set to rise in a bid to curb inflation, those who are already struggling with their mortgage payments will possibly end up having their gaff repossessed which again, will drag the price of property down across the country. It really is a buyers market now so get back onto them and start haggling, M.L
Re: Inflation, you got to laugh at these ****in *****s queueing up to pressurize the BoE to put up interest rates. What the **** is that going to do? Put already hard pushed families to the edge, and force the bank to reposses more homes, harming their own recoveries in the process, making it even harder for credit to flow into the economy. ****ing ****s. It's a blip in real terms, once you take out the VAT increase, inflation was only 1.5%! Low interest rates only harm people with savings.
