There have been pre-requisite costs for THFC in the prep work for the new WHL construction. However the accounts probably show over the years since 2011 that the average annual costs of the above over that period have been at worst 15m pa (if even as much as that) . Just to put that into perspective, a player on 20K/week costs the club 1m pa in wages.
