I'm not the builder, and I was taking Stan (who also isn't a builder) at his word, and was merely cautioning my builder partner to confirm that he's happy with how we have costed everything out. He couldn't believe what Stan was saying. When I pointed out to him that Stan is, in fact, an estate agent, everything seemed to click into place for him.

That's when we both started to laugh.

Oh right, so you questioned your 'Builders' professional competence and integrity on the basis of someone who you've labelled a know nothing on the internet? And you told him this?

Perhaps the "builder" has been lying to you as he spotted that you are a simpleton and he could get you to waive your fees and raise finance for a "project" that's doomed to fail. As you said, he's taking a wage during the "project" so he can't lose out. It's been done before to people like you HIAG, even in real life and not just in their heads. A builder engineers a project just to generate a DM fee and then walks away when it crashes. Unlike you though I doubt many victims advertise that they're clueless ****s on the Internet. Every day.

It explains why he knows a little bit about property and planning law, but not enough to carry it off properly. It also explains his know-all attitude and general embittered views on people and life.

Nope. What I do for a living has HIAG flummoxed. I buy unconditional sites, take them through planning and once they have a consent I sell them to developers. It's actually a simple model but HIAG just can't grasp it as you can't charge by the hour.
