I just think if I refurbed it to a really good standard then I'd catch someone at £150K.

What would the yield be like if you rented it out?

Don't want to go down the renatl route if I can avoid it.

The plan.

1. Buy for £60k

2. Spend £40k

3. Sell for £150k

Problem is it may require structural work which would blow the £40K budget oot the windae.

You should buy a repossessed property in the USA with people who are renting already in it and get a yield of over 20% and then just sell it. Also, it is your lucky day, as chance would have it, I do that sort of stuff as a wee side operation and with you being a fellow bear, I would be happy to help.

Also, you could easily get a 2 bedroom condo for probably half of 60k in Orlando or the likes.

I've always preferred to buy locally. Local knowledge and all that.
