Amazing part of Durham for walks and scenery. It's a rough place though and it's had more than it's fair share of trouble over the last few years.

The surrounding villages are lovely and I would highly recommend them. Plawsworth, Nettlesworth, Kimblesworth, Witton Gilbert, Waldridge, Chester-Le-Street.
Still some great people live in sacriston
 
Still suprised at the nice looking newer houses in Easington, Houghton etc.

Part of me is thinking, if the schools are good and the house is good you don't see the area when you in and the front door is closed

I quite like Easington Village but I'd spend too much time in the Half Moon and Southside Club so it would be detrimental to my health :emoticon-0140-rofl:

Houghton isn’t too bad. Nice new developments at newbottle and Elba park is a development in a country park setting. Where I live in penshaw is about 500 yards from herrington country park. A really nice part of the world and we’re very close to a good school my 2 girls. At present I wouldn’t want to live anywhere else.
 
With your budget I'd personally avoid the likes of Trimdon, Wheatley Hill.

Houghton, Seaham, Roker/Seaburn would be my recommendations.

I've lived in Houghton all my life, and whilst everything isn't right on your doorstep it's pretty much central to everywhere. Short drive to Durham City, Sunderland Town centre or beach, 10-15 minutes to Chester le Street or the Seaham coast.
 
Update, hopefully our house on the market in 2 weeks.

Seen a couple of stunning houses, in wingate and spennymore. Schools great for the kids.

Anyone have any opinions?

I used to live in Bradwell way over to where Shiney collage used to be, did some Business courses there as well before i moved to Amsterdam, had some cracking neighbours always partying in the summer alternating at different mates, loved the place,

a good way to check the area go to the house on Google earth then use the yellow man on street view, and walk around the estate you will find the garden kept spick and span, no rubbish around no, graffiti, look for any signs of vandalism, check the schools for ratings by gov and google, look in the local papers for news around that area Peterlee papers and Northern Echo, i saw a few new builds so check the council estates nearby. seems a nice area to me but a pretty aged Population

Yeah I'm getting used to street view, both seem really well looked after streets

Whereabouts in Wingate mate? Some dodgy areas and not so many nice ones. One of my mates spoke out about antisocial behaviour there and had his house burnt down.
Castle Eden is nice and has the same schools you’re looking for, but for me, you can’t go past Oakerside in Peterlee. @farnboromackem will surely agree?

Been talking to the wife about home and shown her a few photos of the beaches and countryside sound sunderland and she commented how beautiful it looks.

What's the good areas these days on a sensible budget? Close to the sea and the countryside?
After watching news at 10, I'd head for the hills marra, we're all going to be under water soon

Looks fine mate, but Wingate is a strange place, and I actually lived there for the first year of my life.
I don’t know what your budget is, but honestly, if you google Oakerside in Peterlee, you’ll not be disappointed.
