Been talking to the wife about home and shown her a few photos of the beaches and countryside sound sunderland and she commented how beautiful it looks.

What's the good areas these days on a sensible budget? Close to the sea and the countryside?

No idea what your budget is mate but Seaham would probably be cheaper than Sunderland.
 
I find Boldon pretty good. In between Sunderland and Newcastle, Metro station nearby (East Boldon), plenty of decent pubs, large supermarket, 10 mins by car from Tyne Tunnel and from there on to Northumberland. 3 Mile from the coast, same to the Wildfowl Park and James Steel Park. Good range of housing from sub 100K to 1 million plus
 
If you're downsizing, whether that's size of your house or mortgage I'd say fair enough, get stuck in. If not, it's absolutely the wrong time to be looking at the max you can borrow. The market is artificially high, its ganna crash. Definitely.

We live down in the south west, I could sell my 3 bed, buy a 4 bed up home and still be 50k under my current mortgage.

Plus I miss home, its been 39 years
 
west coast then... we went from Eden up to Bundaberg after going along the south coast...never saw a bad spot yet.
Just south of Adelaide overlooking the gulf.

The east coast is a beautiful drive, a lot more unspoiled beaches in SA though due to lower population

so... just a mile or two out, lol...

i meant east coast ffs, aye we started from port pirie, up to the rock and coober pedy, back to port pirie then down to the blue lake and along the coast...just wanted to stay over there and see all of it, think we did over 10,500Km in total.
