Thing is @Tobes knows I'm right... Arsenal, Spuds, Leicester, Southampton, Brighton etc have all built new stadiums. Man City & West Ham have taken advantage of situations local to them and have massively improved their long term prospects...Jeez even Liverpool finally got their act together and re-developed. Is there a club in the League who've stagnated more than Everton ?
