    It isn't incorrect mate it's written into the contract. ''The rent will increase with RPI each year for the 40 year term. The rent will be payable annually in advance on 31st August each year.''

    Also the land won't be owned by the LCC SPV it's leased to them by Peel ...

    ''The terms between EFC and LCC envisage Peel granting a 200-year head-lease of the land of the Funder of the new Stadium. The Funder will be the landlord and will have the benefit of a lease to a new City Council created Special Purpose Vehicle, LCC SPV. Then LCC SPV will sub lease the Stadium to EFC. At the end of the 40 year term, EFC will have an option to acquire the leasehold interest in the Stadium from the Funder.'' ........

    The council will not simply be a guarantor mate. They will be collecting rent and security fees from the club ''A shadow credit rating exercise will be commissioned from KPMG by EFC, with a scope approved by LCC, which will inform the level of Security fee LCC should charge EFC on the rent of the stadium''

    ''It is important to state that there is no financial outlay by LCC to deliver on this deal, unless EFC were to default on their rental repayments, in which case to mitigate against risk of this, there is a security package in place which is in line with third party assessments as three times the level of rental payments.''

    FSG delivered a £115m new stand while decreasing our debt, Moshiri just heaped a staggering amount of debt on you. Even H&G could have done that.

    The irony is that this great news for Everton is being picked over by Kopites seeking to find a downside, everything from the sea levels to the length of a 200 year ****ing lease <laugh>

    My retorts have been to contextualise the comparison with your own club, and bat away some of absolute bullshit posted by astro in the main.

    The stand debt is to FSG at 0%

    Hilarious how hard you try to argue that 2.9% on £300m+ is a great deal but 0% on £115m is somehow worse

    So when I say the land remains the property of Peel, and you say it's owned by the SPV (or "effectively" owned by the SPV) you really believe you're the one being more truthful?

    No mate it's exactly the opposite in this scenario as it's not a freehold interest we're talking about in regard to the stadium it's leasehold interest i.e. the land will always belong to Peel who are leasing it for a 200 year period.

    Just for the record I'm genuinely pleased that a new stadium is being built for you lot and it's location will be amazing for the club and the city. The underwater rubbish is just that, rubbish, and personally I've just been having a laugh with the pics I've posted <ok>

    Someone just leaked Moshiri's financial plan for Everton

    Apparently he's going to go back in time 200 years and put £1 in a bank account

    When he returns to the present the compound interest will mean he'll be able to fund the stadium and keep Lukaku
