Look to buy a house in Sunderland or county Durham. I need recommendations on which areas to avoid. Will be just as a happy buying in Shields, Gateshead, Newcastle. The plan is to be near Sunderland for Games and near Newcastle for work. My budget will be 90k at the very top end. Gives me quite a decent range to choose from but I don't want too rough an area as this is going to be a family home and plan on spending a lot of years where I buy. Appreciate any advice.
Not sure how much you'd get for that in Fulwell but that's where I'd be looking at first to get ideas for what's out there. May get a fixer upper or a bungalow type property for that I think. Beautiful area.
Nowt in my price range that area. Apart from flats. can get a 3 bed semi in one of the colliery villages for that.

My inheritance is coming through so time to set up where we can start a family. Hate Darlington and after I've paid my debts, legal costs and got a car running, wouldn't be able to afford more than a 2 bed terrace house here.
Chester le street and close areas is fine You will be on the rail link to Newcas May be able to buy an ex council house in an ok area for about 90 thousand Marcus may have some better ideas
There's loads in my price range fella. Spoiled for choice. Just need to be sure of major no go areas.

Lived right next to one growing up. One of the ones with bedding plants. Every weekend a car went straight over it. Had the wall taken out a few times too.
Washington. I am biased though as I grew up there and have family there. Good base for both Sunderland and Newcastle.
As someone who buys and sells a fair bit of property fella, I can't recommend enough to have a look at the auctions coming up at each month end. Its handy if you know someone who knows a bit about property to take along with you. Rook Matthew Sayers work in tandem with the Agents Property Auction who run one at Newcastle Racecourse at the end of each month. The November and December auctions are the ones where there can be some real steals to be had. Basically people have popped it and family get to the end of the year, just wanting rid of the burden. They also of course quite naturally want the cash. There is a risk involved of course as you buy unseen.However most need very little work if you buy right and you still pay under what you have if you'd have seen it first. Also contact the auctioneers, they will market properties they receive at the start of the month with a view to getting them sold prior to the auction. You can get in to see the properties.
Meant to say this is obviously after you've decided where. You can add a fair bit of value quickly too by looking at planning applications (larger ones). If you are buying a used property, and buy in an area where numerous planning apps for new housing or a new shopping centre are to be developed, potentially your purchase adds value in very short timeframes. Obviously once you know where, just look at the planning apps on the council website.
