THE long-awaited redevelopment of Hull's Fruit Market has taken a step closer with proposals to transform old warehouses into niche restaurants, shops and music venues.

A number of schemes are in the pipeline to transform the area around Humber Street.

Several former warehouses, once used by wholesale fruit traders in Humber Street and Pier Street, are being brought back to life through the facelift scheme.

They will eventually feature ground-floor units for shops, galleries, offices, cafés and restaurants, with living space above.

The project is being overseen by Fruit Market LLP – a partnership between Hull City Council and Wykeland Beal.

Now, three planning applications have been submitted for a change of use for several buildings in Humber Street – from storage and distribution to retail, professional, restaurant and bar use.

There are already proposals to build council homes along the street above the warehouse buildings.

Hull City Council's agent NPS Humber has submitted the plans as redevelopment gathers pace.

Cllr Daren Hale is a director of Fruit Market LLP.

He said: "We have been wanting to breathe new life into this area for a while.

"We are keen to see these change of use plans go through which will provide a great future with more retail and leisure.

"But we don't want big brands and multi-nationals. We want crafts shops, small businesses and specialist restaurants

"This will be like Covent Garden for Hull. There is already a lot of interest from businesses."

Work has already started to revitalise the Humber Street area. The new C4Di technology hub in Queen Street is close to completion and there is set to be a £36m music venue for Myton Street.

With the new bridge over Castle Street, Cllr Hale hopes this will bring even more people to the area.

He said: "We want this area to become self-generating.

"The housing scheme is in the pre-planning stage and we are hoping to attract people who also work in the area.

"With the new bridge over Castle Street, it will also improve access to this part of Hull.

"We're very excited by what is happening here."

Steve Plater has run the Dinostar Museum in Humber Street for more than a decade.

He said: "I believe that people will be moving in some time in March or April, and we will finally have some neighbours.

"We have been waiting a long time for this. I have been here 12 years and development has always been around the corner. Now it finally seems to be happening."

Mr Plater believes it will be a big boost for business.

He said: "If more businesses move down here then we will be able to open more often.

"It will be an encouragement for all the businesses around here."

I wonder when the first objection to the noise coming from the bars, restaurants etc will be raised by people who choose to live in the accommodation there? Which will lead to all sorts of restrictions, early closing and so on.

The Bedford/Baker Street area of Middlesbrough is seeking to achieve the same kind of thing, and is starting to see some success.

All this could have been done to liven up Whitefriargate, why wasn't it and why will it work in Humber Street? Just seems to spreading the town centre even thinner with St Stephens at one end, this at the other and a load of tired old stuff in the middle.

Whitefriargate is owned by private landlords who are still trying to achieve unrealistic rents, hence many of the units being empty and many of the others being poundshops, cheque cashers, amusements, bookies etc. Humber Street is owned by the Council and they can offer whatever deals they want to fill it, there's also a much nicer feel about the place than there is down Whitefriargate. Done properly, it has the potential to be a major asset for the city.

Ok, I didn't know H Street was council-owned. Disagree about the 'feel' though. I think Whitefriargate has much more going for it, done properly of course. Access to Queens Gardens, covered market, Holy Trinity, Old town, pubs, etc.

I don't get the affection for Whitefriargate, it has nice architecture but the high buildings shadow the street making it permanently cold and unsuitable for al fresco cafe culture and I hate Marks & Spencer. Yes sort out Beverleygate but the real charactor of the old town for bars & restuarants is around Trinity Square. I'm all for the regeneration of Humber Street as a brand new hub.

I'm appalled. There's room for at least another two boxes on that wall. Quite literally a waste of space.

When they stand back to check the completed job, what on earth do these people think it looks like? The mind boggles.

I would have thought it will be simple enough to screen them off - tastefully - whilst still maintaining access when required. Hopefully happen as part of the fit-out.

There does seem a lack of progress lately.
The road outside Green Bricks seems to have been stuck as it is for yonks.

    59 years apparently.

I can only assume they're having a job getting anyone to take any space in there.
