Me and the bird are buying a new build flat in the 'posh' part of EK <ok> ****ing huge thing, and even getting a load of extras free because we are the first first-time buyers in the development.

They've already agreed to fully carpet every room and vinyl the kitchen, washing machine, fridge freezer, dishwasher and curtains <ok> They've said in return can they feature us in their company magazine, as we are such a lovely young couple <laugh> <laugh> I'll stick up not606 wallpaper

All I need to do now is wait for my mortgage broker to confirm my agreement in principle and the solicitor to finalise everything <ok>

Can't wait for everything to be finalised and I can get someone in to do the snagging. One of the guys in survey I know says he'll do it for me for a pint <ok>

nice one <ok> clean the bastards out. get what ever you can, there was a development in Falkirk where the developer was giving cars away to anyone who bought a houser from them. What a ****e idea, same house and same car as all your neighbours <laugh>

The house I'm in now is a new build ML.

The snagging items took 12 months to resolve and they still weren't done to our liking.

But congrats on buying your first property.

if you have anything but the lowest expectation of workmanship there is no hope of getting a major house builder to finish the snagging to a level you would like. best to buy from a smaller developer with a good reputation or self build <ok>

who is the developer on your site ML?

Just think Nev, you could afford a nice place of your own if you didn't gamble.

Developer is Barratts. They are all built, all that's getting done on site now is finishing the car park. Theres something like 50 spaces for 24 flats or so. All the houses on the site are 4, 5 or 6 bedroom ones with garages.

From what I've heard, Barratts are meant to be not too bad with initial build and following up snagging. I've told them I want snagging done before handing over deposit <ok> All I've done so far is reserve the flat we want, get an agreement in principal for our mortgage and contacted a solicitor

All new build developers are ****s ML. I think until you've paid the deposit they can sell it to anyone else that wants it. Better be a bit careful there.

They have said that if we reserved it, 250 quid that counts as part of the deposit, then they would remove the flat as for sale.

I'm waiting on the solicitor to email stuff over to me so will give him a call and see how best to move forward.

I think that's fine then, I thought maybe you had just verbally reserved it.
