    He's struggling to remember what he said yesterday mate, when he was 'wetting his feet'.

    Today he's got all kinds of projects on the go.

    HIAG TOWERS will be in planning by Monday at this rate.

    All he needs to find is some other melt who's prepared to offload his land asset for half of its bank valuation, because he can't find the short term dosh to fund his poxy £300k mortgage, while he finds a buyer for it at its true value - in one of the hottest property markets in the World.

    You know HIAG's been roasted when he starts throwing around empty accusations like 'windmilling' 'owning' 'humiliated' 'desperate' etc. It's a tell tale sign that he knows he's been done and has resorted to the 'talk **** and hope it sticks' approach to squirming. He does it all the time with me, because I've pulled the rug out from under him so many times. You can tell how much I've got to him by number of comments about me in his signature.

    On this thread, I've barley had to lift a finger, I've just sat back and watched the silly **** make a complete fool of himself, and keep coming back for more <laugh>

    Mate you are obsessed with him, I have never seen anything quite like it on the internet. I haven't even been on this site that long and I reckon I've seen you posted what I have in bold literally over 100 times, it's a bit manic. And also do the very technical specifics of how the property market works really need this much attention on a football messageboard ? The 3 of you are obviously well versed and competent in this area, we get it.

    I think HIAG may take issue with someone "liking" a post that simply said "good post" about the likers previous post.

    You may not think it's important but "like" etiquette and practice is very important to him. He is after all the country's most renowned "like" expert and it's no secret that he's made a rather handsome fortune from it, all of which he's invested in some very sophisticated deals.

Sorry for my absence, lads, but I've just been on the blower to my business partner, and we've been patting each other on the back about the finance terms (that I've secured for us) that have come through, today. He's well made up about it. He's going to try to set up a meeting with the seller, so that we can put this one to bed.

    Interestingly, he was telling me about another deal that's come across his desk that he thinks he can secure on Russian money. We each know a couple of big hitters in the market for the kind of deal that he's talking about - 13 part-completed houses going for a snip through a Receiver. He reckons he can finish off all the works for £750k, and we can walk away with circa £850k between us for 7 months' work, on 100% finance through a JV deal. We'll be discussing that, when we meet up on Friday.

    Anyway, you lads get back to rubbing one another's cocks about how you've found me out, as I'm loving the banter, lads.

    Cornwall would make a great location for Russian gangsters seeking out the gruff local builder and his North London rent boy who conned them out of £50k to develop a mansion on Bishop's Avenue.

    No doubt his Cornish builder could name some local landmarks if you gave him a few hints. They're in daily contact you know.

    Then again HIAG nearly shat his pants when I suggested a basic Section 73 challenge.
