    Cheers fella. Staying in Darlo because of rent prices. Durham would leave a big shortfall and I don't want that as the Tories are behind on the benefit reforms so haven't converted my claim to the universal yet and could well rape me of any excess cash to cover a shortfall at anytime.

    Hi mate our own house has just fell through for the second time yesterday but another cash buyer is coming on Thursday morning to have a look if she doesn't give us the right amount we are not bothering moving we will stay put which should make comm happy as he thinks I am mental buying it in the first place next to the river in the Lake District.<laugh> Chocolate cake and beef gravy **** me mate, now chicken gravy get in! :)

    Well neither of us were looking to move but a lad I know offered me a house at a knock down price ( shut it Comm )<laugh> but I am pissed off with the hassle so if it doesn't come off this time we will stay where we are, You are in a worse predicament than me but I agree just stay until you can move when you want. My daughter has just done the same thing in Kendal as her landlady wanted her out early but she told her to piss off whats even more funny is I moved her last Friday and on the night the house was swamped with water the electric went off and all the rats came in from the sewer<laugh> ****ing Karma.

    A section 21? I would assume this is already in place. If not, then you are right, legally she cannot evict him. The joys of AST!

    I wish you the best of luck mate. Looking for somewhere to live is absolutely stressful and you have my sympathies. Everyone here is full of support for you though.

    Even if the landlady has issued a section 21, if she has not met all of her expectations, for example, holding his deposit in a tenancy deposit scheme or if repairs have been reported, but not fixed, then the court can squash the section 21 and tell the landlady to fook right off. But yeah, if she has done everything correctly, then she can legally evict him, however it would go through the court and as Gordon stated it would take a minimum of 2 months. He only needs 2 days <laugh>

    Have you had any disputes about repairs?

    This letter of notice by the way, was it just a handwritten letter or has she served you with an official form?

    Ha yeah, the whole time. I've even had the council involved in the past. Also, neither her or the Agent disclosed a ventilation issue and the energy efficiency rating as a result is completely inaccurate and not fit to be published.

    It's a standard printed business letter with instructions on vacating on the back.
