Have you walked around Sunderland city centre recently? As an outsider looking in I think it’s nightly impressive and must be up there with the most impressive regeneration in the country at the moment. Regarding your point re Newcastle I agree and Sunderland and its people need to continually fight its corner as Newcastle people have done.
