Selling my flat, the purchasing solicitor keeps sending through more and more questions. 2 more new ones which no idea what they expect as a reply. 1, the survey says the surface water doesn’t drain into public sewer - what arrangements are in place? Erm, **** knows... I live on a 1st floor flat why would I have any idea or concern about that? Ps, there’s a huge **** off river 10 yards away, maybe it goes there? 2, the roads aren’t adopted - what arrangements are in place. Erm, none? Who cares . How do you want me to respond to this? Jesus it’s hard work. I Dno if they are just being super awkward, had like list of 31 questions that went through to my solicitor, seems like a really excessive amount
It's **** mate. Pay them thousands and they want you to do all the work I just said I didn't know to questions I couldn't answer. Better to do that than answer wrong
I feels like the people buying mine, their solicitors are just going way OTT for some reason. More annoying than anything else. We’re asking if I’m gonna get boiler serviced as it hasn’t been done... just like no.. if you want it serviced get it done when you move in.
well on 2 i'm surprised that when you purchased your flat your solicitor didn't look into this as you may be looking at a big bill if the road needs resurfacing and you are expected to contribute .
But it is what it is? What are you meant to do about it? If the road is private then it’s private, bugger all I can do about it Much like having to pay a service charge for living in a flat, it’s just one of those things isn’t it.
they just want to kow if there are formal arrangements for any required costs or is it just council don't maintain it and you have to sort it out as & when needed. On your service charge analogy the terms of that would be laid out in documentation and they are just asking if this is.
If it's private, some would be put off by it. Your solicitor will be asking the same things for your purchase too, they act in the best interests of their client
There is no law on boilers in residential properties but it's one of the big three things to look at when buying; other two are windows and roof.
Yeah had a look at service charge nothing specifically states roads but loads of generic stuff. Does mention about private sewers so answers that question.
Don't know if it's already been mentioned but take your meter readings on the day you move out so you only pay for what you've used.

Some say Pep Lijnders and I can see why that would make sense to keep the same style of play and work ethic but that only works if he has the respect of the players.
