My unreal house that keeps me unreally dry when it rains and with my unreal patios where I can bask in the real sunshine whenever I want to has actually risen in price. In my experience, the people who are quickest to divulge **** like this on a forum are the ones full of the largest amount of bullshit.
People tend not to brag about their ACTUAL accomplishments on a forum full of strangers, but with people who matter to them.

Truthfully, I have a 3 bedroom semi house that I own outright, mortgage paid.

I am 33 with a wife and 2 children and need nothing else.
I may start buying some more real estate in my 40's as an investment, once my kids are a bit older and I have paid their Uni tuitions.

The buyers placed all their faith in the ratings agencies, mate. You can hang a lot of blame on the likes of Moody's and S&P. They accepted big fat fees from these borrowers without looking too hard at the actual worth of the collateral supposedly backing the debt up.

I think many institutions now go more of their own due diligence, instead of relying on these rating agencies.

This was kind of the point I was making with the comments I made earlier. I was very fortunate to have bought my house, that I live in, in the 80's and believe me it was a dog. Many years of hard graft has got it to where it is today. That hard graft has enabled me to help my kids with a small property each.
Pete seems to think that he has the Devine right to constantly ridicule people and use his "financial background" as the tool to do it. The reality is, he has achieved **** all. 60+ with a mortgage, and he abuses others

It's not as easy as you make it sound.

Firstly, the Gvt relies on the banks and financial markets to keep money flowing in the system. It's unthinkable that any major western Gvt would let its entire banking system collapse. It would most likely take th rest of the westen world's economies down the crapper with it! It's just not going to be allowed happen.

What is needed is effective regulation and reporting. If that's done properly, potential problems can be spotted before the become major ones.

Far more effective regulation would have almost certainly stopped what happened in 2008. People in the market saw it coming, even I,suspected there was going to be a major problem with all this mania for leverage. How come no regulators saw it? Mostly because they're pen pushers, and have never actually worked in the markets they're supposedly regulating!.

I've you want the lowdown on exactly what happened, watch a movie called The Big Short. It's primarily about a bunch of NYC traders who did see it coming and made billions!..but it explains how it all unfolded.

The Gvt can control that too, if they want to. Mostly through interest rates and the money supply.

Of course banks like to lend, that's their primary function and how they make major revenues. Their margins are as high as they've ever been right now and Gvt is allowing it to help them get their capital ratios back where they should be.

They do, however, make a regular and unfortunate regular habit of lending it to people who won't pay them back. it's been going on for generations, I don't suppose it'll stop completely now.

I didn't find anything out about you, infact I didnt even find this picture and am not the first to use it as my avatar, half a dozen people have (you just probably had them on ignore). I haven't investigated you one bit, others have, while I have just sat back and laughed.
My wife thinks nothing of me having an avatar of some bloke who neither she nor I have met, in fact most people on here have avatar pictures of people they have never seen nor met. And ultimately this forum isn't even 0.1% of my life, nor is anything I do or say on it, consequential to myself or those around me in the long run.
