I do,i think they having been talking for awhile,and lets face it no one knows if anyone ever visited the club or met with them before hand,or if they even had a representative make approaches for them.

I do seriously think they've been negotiating for months. If a proportion of those in attendance on Saturday live in China a week in Hull with a tour of the facilities and watching the first match of the season would have been sensible. specially if the contracts are about to be signed. It doesn't mean there have been no previous visits to the club by their representatives to look at the facilities.
I'm not sure why you think no price has been agreed, I don't believe there's more than one potential buyer and I suspect due diligence is only being done now, as they were fairly late to the party.
They might not be late to the party but being businessman have only now decided to show their hand after deciding to pursue the deal.
Do we actually know what is happening? There's rumours on the Facebook forum the contracts were signed on Friday, which means baring the suitable person test the club has been sold. The sale date will be in mid-September for some reason and Ehab and the Chinese will sort out the transfers. Its not long to wait.

Although most of this rings true you need to look at it and think would anyone be foolish to scupper a second deal over greed when the first one went so massively tits up. I can't see AA trying the 'an extra £6M for the SMC' a second time after it torpedoed the previous deal so impressively.
