    3. They're out of NAMA by the end of the year and can comfortably cover their outstanding debts. Embassy Gardens phases I and II sold very well. They appraised the site at c£650psf blended and have sold for as high as £1300psf blended. You'll get a deal on Phase III though. Nine Elms in general is a mess. I doubt Grand South, which was bought for an inflated land price by an oligarch at the back end of last year, will break ground for years. Back to Ballymore, schemes like West Hampstead Square also made them a fortune. The deal they did with Oxley on Royal Wharf was brilliant. Oxley bought the site and immediately appointed Ballymore as DM and JV partner. Debt cleared, risk gone, profit ahead! After the initial pain it actually suited them to be in NAMA hence the slow withdrawal. There's no savvier developer in the market than Sean Mulryan, he always wins in the end. They also have a significant land bank that they can build or sell.

    It's another example of a lagging indicator.

    My son tells me that quite a few offers have been pulled, and in the area he covers we ain't talking about poor people. A three bed terrace will cost you north of £1mill.

    So I've been very open about what I do for a living. We know @NowsufferinginSpain was a trader and @PISKIE owns a dildo shop in Cornwall.

    I've asked @God's Cock what he does for a living and invite the sage of not606 @HRH Custard VC to share with us what his job is. As well as others of course.

    Just interesting to know what someone's daily influences and motivators are.
