It hasn't been called Gaol since it closed as a prison in he 1920's. It's known as Bodmin jail, every piece of literature, road sign even their official website calls it Bodmin jail. The nightclub doesn't use the jail name, it's called something else. HIAG should know the name as he almost bought it, but for some reason he thought it folded as a failure, despite it still being very successful to this very day. He's tried to bullshit and has been caught out, again.

Commercial and buy to let mortgages are now freely available again. You can get funding for 85% LTV in the buy to let market, which is what small scale - part time - developers were largely using during the boom years.

For commercial loans, as long as you've got a chunk of capital, the availability is good.

I doubt they'd accept your £2k fee as a dipper though mate :)

  4. So, let's take stock of what we've learned over the last few days...

Stan's a failed estate agent, and extremely embittered about real professionals, even lowly licensed conveyancing clerks.

Tobes is an incompetent clerk in a jobbing insurance broker's office, who spends most days holding his cock.

Pixie used to "live" in Cornwall, but didn't know anything about Bodmin Gaol until he was forced to Google it.

    Hm.

Yes, I'd say that's been a specular demonstration of my wummery skills.

If only these threads could self implode HIAG!

Don't worry, I'll file it in my favourites with the s106 thread.

Why are you doing this to me Stan?

If believing that helps your damaged fragile ego, as a failed lawyer who ended up conveyancing, then you hold onto to that belief mate, it's the least that I can do.

Call it a social gesture <laugh>

    If only you knew....lol

14 minutes until your deadline for my disused mine shafts report HIAG. If you can't do the job then I'll get some other conveyancing monkey to do it. There are hundreds of you in every town desperate for a fixed fee instruction.

  10. Today is a nightmare, of course, because it's the last day to get completions through before the stamp duty hike. You're going to have a rough time trying to bully your favourite conveyancing monkeys, today, Stan, since every other estate agent in the land will also be on their cases. My bet is that you'll either spend most of the day being put on hold, or you'll have your conveyancing monkey turn on you and tell you to "go fcuk yourself!"

  11. Be careful, Lee, or I might just come and buy your boozer, close it down, and turn it into a nice block of flats.

Mind you, it's probably a couple more years before you are able to drink in a pub, anyway.
