    Any solicitor who acts in the disposal of property is a conveyancer.

    There are levels of conveyancing, just as there are levels of banking. The girl who sits on the cash desk is a banker, as is Lord Alexander. If you're looking for a loan to buy a new car, I doubt you'd get any where near the latter, just as I am sure that the former wouldn't be your first port of call if you are a Government needing money to build a new power-station.

    If he needs you to sort the finance for him - as you have purported to have done with the pub - then why does the 'Russian money' even factor in the equation?

    You've just said there that not usually the preferred option, so why take it - or even mention it?

    Just another attempt to big up your role in this bullshit fantasy scenario

    You're a conveyancer HIAG, they don't tend to be at the cutting edge of property development or high finance. They're largely flopped lawyers who draw up contracts and carry out searches for fixed rate fees.

    You must be a junior conveyancer. I'm trying to ascertain whether the mine was capped and filled as any buyer with a half decent solicitor will see the same in the searches. Ask your boss about it. If it turns out it wasn't capped and filled I will come back to you to see if I can sell it to one of your clients.

  9. Because there's a broker sniffing around, someone he's used in the past for some mezzanine lending. It's never ideal using that kind of funding, at the best of times, but never when there is a traditional route on offer, in my opinion.

    As I said before, there is a lot of foreign money coming into the market, and the deals that are being brokered are not straightforward. It's a real minefield for anyone who doesn't fully know what they are doing.

    Yes, it's an option, and we will consider it. But, we already have an offer through a traditional funder, which I believe we will end up running with.


    Consider all options. The broker is pushing this route fairly hard.

    No, I don't think it will be appropriate for the pub conversion project, but there is another deal we have in our lap that might be a perfect fit, especially as the private funder will look at a JV, something that the traditional funder will never even consider.

    Jail and Gaol are pronounced the same - how do you differentiate between the 2 when people call it by that name? Jail is a nasty Amercanism, it is spelt Gaol. No doubt a nightclub would use the American spelling, but the actual Prison would have been called Gaol.

    Not trying to get anyone out of anything. HIAG looks like he is doing fine on his own. Has half a dozen of you worked up into a lather trying to prove him a fake. On a football forum. One day the ridiculousness of it all will occur to you, but I'll continue reading and enjoying up till then.

    It didn't take me 3 weeks to put together, it took 3 weeks to go through the underwriters. A point in the process you skipped in chapter 1 but when pointed out to you, revised in chapter 2 of HIAG the conveyancers fantasy life
