    You haven't made a very good job of the property googling so far mate. There are some very specific names and places in Cornwall that only somebody who has lived here would know. Where is your Cornish builder from ?

    Depends on what the current consent is for and what amendments you want to make. I suspect what you'll end up doing is rewriting an entire chapter of the book.

    What I would do is pay my planning consultant and lawyer to look into it. That's why I was interested to see how your opinion (as a Legal 500 lawyer) compared on a deal we worked on but as usual you shat yourself, retreated and turned quite hysterical.

    He can't tell you that. You'd quickly work out which builder he was and then you'd work out who HIAG is and then you'd be able to take down his Lego empire.

    It doesn't matter that you're not building in Cornwall as that will make no difference to the areas that your Cornish builder would know.
    I might even know him, where in Cornwall is he from ?

  20. Hm. You've bottled it, just like I knew you would.

    Let me educate you.

    We've currently got planning for three flats in the main pub building, but we believe that with a slight amendment to the plans, and a rejigging of the orientation of layout, we can get 5 flats in, using the same footprint. It will mean using the cellar area, though, which the initial application completely missed out. Yes, we will be increasing the overall square footage, only by about 500 square foot. One of the flats is 1500 square foot which, whilst it may well sell for more cash, it won't sell for as much as two 750 square foot flats (actually 825 sq ft, once we've done our re-jigging). The overall square footage comes within the limits permitted before any developer contributions kick in. So, in reality, what we are really seeking is an amendment to the plans. By the way, parking is not an issue, before you try to wum me on that point, in order to make yourself look good in front of your muppet mates.
