  2. I'd have still had a quiet word, would have shown you were willing to sort the issue in a friendly manner first

Even if you're in the right, I don't see any harm in taking a reasonable approach and then getting a bit more aggressive if you get a poor response.
A running battle with your neighbours is the last thing you want.

  5. It would annoy me if I was on the receiving end and immediately got a letter.

Thing is saint, the manager will only be there during the day, when I'm at work, so that couldn't have happened. There are no kids there at the weekend, so why the **** the door's clanging from 6 onwards I have no idea. The letter wasn't particularly stroppy anyway.

Yeah I'd find time to go round and have a quick word or drop my number off at the reception to be called to discuss it. Start nicely and then work through the various stages of annoyance and letter writing.

If someone jumps straight to an arsey letter telling me I better do xyz, I'd go into combat mode and be looking for any way to let them know what I thought of their letter.

    Advice from my brief:

Sorry to hear about this problem. On the face of it, subject to anything in your Deeds etc, I doubt that there is any right on the part of an adjacent owner to use your property from which to mount gates. In any event even if there is, there would not be a right to create what we in the trade call an actionable nuisance.

I suggest that you send that letter, and see what response you get. If you get none, I suggest a solicitors's letter be sent - Ken and I can organise one from John Brodie's office. It may also be worth contacting the solicitor who acted for you in the purchase to see if he/she has any documents etc. which may cast light on this.

Ken not yet imminent, but he keeps threatening !

Good to have mates of a legal nature who don't ****ing charge <laugh>
