    I don't care what the land is used for. Private residential with allocated 106 is fine. There continues to be a land grab for good sites. If local councils hammer 106 which makes private resi schemes unviable (which most won't as it doesn't solve their major problem which isn't social housing but private or rental housing for the majority of their constituents) then that's fine as they will look favourably on PRS. Either way land still holds its value. In most areas PRS land is now worth more than private residential for the reasons outlined in the article you posted.

    But you're a Cambridge/Harvard lawyer, guitar, love god so you know all of that.

    I very much believe what I'm saying as it's my living not some Walter Mitty fantasy!

    And I have every understanding of how the housing development market works. As a trader I rely on understanding the market unlike a "lawyer" who simply advises! If they can't buy to sell, they'll buy to build and rent (google PRS, it's the current buzz phrase, the institutions are goings nuts for it and it largely negates 106 which you seem to have such a loose understanding of - despite being one of the world's great property lawyers). In short there's always a buyer.

    It's what I do day in, day out Walter, not something I google occasionally to try and seem superior so I can "win" discussions with Arsenal fans on an Internet forum.

    That is HIAG to a tee ! Makes one outlandish claim, gets exposed, comes back with an even more outlandish claim, gets exposed, then confuses himself with his own bullshit and comes back with a claim that he's already admitted was made up.

    This line could be written by HIAG himself and reminds me of his current 'Rock God' fantasies:

    I presume you're talking about a typical developer?

    If so, you have a very little understanding of how most developers make their money, let alone how they generally finance their projects

    Sure, there are independently wealthy people out there who purchase and build-out residential projects to create stock to put into their own portfolios (and who will be less concerned with the consequences of this decision - although, I will argue that they ought to be), but that isn't tyical - no where near it - and it isn't going to solve the current shortage in reidentail housing-stock across the nation. If you want to, I could educate you on this subject, but you're so consumed with a desire to feed that chip on your shoulder that I wouldn't waste my breath.

    For the record, I consider estate agents to be bigger parasites than journalists. There is no point to you, not now that we have the internet and digital photography.

    "They" refers to buyers. I couldn't care less whether "they" are cash rich or have to leverage to buy, that's not my problem.

    It's a very simple concept, one that a hot shot lawyer should be able to comprehend. A fantasist might struggle though.

    I agree about estate agents. I can't stand them and won't deal with them if at all possible.

    Nope, I'm a land trader. A hot shot lawyer would know that land traders aren't estate agents. What land traders do is trade land. The clue is in the words land and trader.

    What's the point I dodged? Share with the group and keep painting yourself into that corner Walter!
