It is only a 12-acre site, I think the club and brand is worth more than the land (Arsenal and Spurs stadiums will be bigger sites: 20 acres maybe?) because it attracts TV and commercial revenue. TV and commercial revenue dwarfs stadium revenue and land values these days. Of course he has lost money on transfers, wages and sacking managers. But now the club is the best run in England, winning titles, making money all within FFP. Our wage bill is smaller than Arsenal's now and our net spend was minimal last season

I've always lived in the area and own a house here too, so I realise it is of course it is worth a lot of cash. But the ability to pocket TV and commercial revenue will be the main earner in the future. That's what the club's value will be based on, more so than land value. Is 12 acres of land in sw6 worth more than 20 acres in N7? How much do you think 12 acres is worth?

All the signs are that Central London property prices will continue to rise, crazy as it seems when bedsits ( quaintly referred to as studios) no bigger than a box, sell for £500,000+ So, to answer your question, yes the value of Stamford Bridge will probably continue to rise.
The value of those 12 acres would depend, to an extent, on what planning permission could be obtained. As residential property, the value would be staggering!! Think of what one flat sells for in that area!
Abramovich could walk away one day a billion quid down and it wouldn't matter a jot to him. He definitely enjoys the power and notoriety owning Chelsea gives him. Also now he is famous as well as rich his chances of being bumped off are considerably smaller which I think was a big part of the reason for him buying a football club.

Unlike Berezovsky, who was also high profile, Abramovich has been a good boy, and agreed to sell his Sibneft shares back to the Russian state, as he was asked to do. He, also has not made the mistake of becoming political. Many of the other Oligarchs who plundered the state assets under that old drunk, Yeltsin, made the mistake of becoming political and challenging Putin. Virtually all are imprisoned, or mysteriously dead!
