It was the original designers of the stadium who should take the blame, there were plans for multi purpose use from the beginning but they weren't taken up. So now the OS needs massive capital to convert it. That said, with the new multi-purpose stadium being used for Rugby, Concerts and events, it's predicted to bring in an extra £3bn for the local economy, so it could be money well spent in the end. The real winners though are West Ham, who have only put £15m into the project and stand to benefit from massive revenue increase and rumoured interest from Arab suitors who could pump billions into the club. You can't blame West Ham for jumping at the opportunity.
It would make more financial sense to demolish it and build 200 flats. West Ham are to pay a 2m lease fee for 99 years, meaning they wont ever cover the conversion costs. They have refused to share any ticket sales either. Regardless of who is to blame, the tax payer gets ****ed over. No tax payer gives a flying **** about west ham (its fans dont pay taxes on account of all working at the market for cash in hand). Can see why Spurs wanted it though.
As for the Arab billionaires interest, this is very similar to how City bagged themselves a sugar daddy. Shame very few clubs want to do it properly now. All looking for the easy way to the top.

More like 1,000+ flats. Galliard are going for 800+ flats on the Upton Park site. If they stuck 1,000 units on it (and they could do a lot more than that) a developed OS site would have a GDV of over £400million.

Its the best option. All over the world, former Olympic sites are full of white elephants. Better to get the bulldozers in and redevelop the site and use it for something useful.
Former olympic sites are white elephants because they are not used, this project is the direct opposite of that and will see the OS used for football, athletics, rugby and events.
