    Durham City. Beats everywhere in the area. No where in the North East is there a place more beautiful pleasant and sophisticated.

    Anywhere north of the tyne if you want a better range of slum properties.

    This is my first post and I don't know all the ropes yet so be gentle. Long time lurker on here and BBC 606 but too scared to post before now.

    Anyway to respond to earlier posts on this thread Peniscola is a great place. I have an apartment in Alcossebre, just down the coast from there, and it has uncrowded beaches, nice people, beautiful scenery and thankfully very few British ex pats!!

    To SAFCSPAIN don't discount living north of the river. I live in Tynemouth Village and can recommend it, especially if you like being by the sea. There are quite a few Sunderland fans here too, often meeting up in the Cumberland or Copperfields when we are on the box. Only for away games though ;) Front street in the village has loads of good pubs and bars, restaurants, cafes and a CIU club. Metro station too, so its easy to get to the airport, Newcastle or Sunderland, or 20 mins through the Tyne Tunnel by car and you are at the ground.

    Do I sound like an estate agent now? I'm not, just happily retired (early) and enjoying my life split between here and Spain.

    Tynemouth is a nice place, and great for a night out.

    Thanks. I know what you mean about property prices. Luckily we bought 11-12 years ago before it got really popular. Some good flats around that would be worth a punt for investment purposes now though. We need more Sunderland supporters here too!

    I used to live in Bournmoor. The Floaters Mill does a cracking Sunday dinner. Living it up in Great Lumley now.
