Therefore it is fed from the boiler too. Sounds like its the tap to me

 

That's what I reckon. I think my mate can probably sort that out. If it was a boiler-related issue, I'd be ****ing mortified

 

could be the thread on the tap is ****ed and needs replacing, ie its not opening the valve up properly for the water to flow.
