    For anyone who didn't see it, yesterday's headline in the fail was about a £91m investment in Hull to build new houses, flats and medical centres in Hull, the majority of that money(£83m) is from the Department of Health to build sheltered housing with medical facilities for the elderly or slightly bonkers(three sites in Hawthorn Ave, Orchard Park and Leads Road). But the interesting bit was with regard to the housing between Anlaby Road and Hessle Road:

    The Mail can reveal Keepmoat, the private firm involved in the Gateway project, has been awarded £8 million to continue the regeneration of the Newington and St Andrew’s neighbourhoods.

    The £8m, which has been awarded from the Government’s Regional Growth Fund (RGF), will create around 839 construction jobs – including 95 apprenticeships. Keepmoat said it will allow them to unlock a further £150m of private funding streams.

    The regeneration work includes knocking down old housing and building new properties and will result in 1,475 new and refurbished eco-efficient homes.


    About time, half the houses are boarded up anyway and I get sick of oppo fans saying what a ****-hole it is on the way to the ground.

    I don't think Anlaby Rd and Spring Bank are that bad building-wise, the tops of them are nice - it's mainly the cheap and tacky shop fronts that let them down. The area's that need sorting the most near the KC are, in my opinion, Lonsboro Road (street between St.Stephen's and the railway bridge - only the pub and the army barracks give it any life and/or character) - the other is Anlaby Road flyover. The original plans included a wire fence being put along the whole of the flyover and planting reeds and grass that grows onto things, to create like a huge grass wall, instead of a flyover. Heard it got scrapped though!

    It is though isn't it? I was impressed with the area around the liberty, considering they've only been in it a couple of years!

    A retail park not in the centre - it's bound to look better 'kept' with big money retailers and the council laying cut turf. Liberty area looks just like Bolton's Reebok area. The KC is surrounded by residential and small local retailers - the retailers nor the residents have the money to spruce up an entire area, it's up to the council or nobody, and if they don't have the money - it stays as it is.

    Would you say the same if the KC was at St.Andrew's Quay?

    Pointless question really as it isn't at St Andrews Quay. The Liberty is in an area of residential and retail. I park a mile away from the KC and the area gets ****ter the nearer you get to the KC. Something can be done with the boarded up premises that are just an eye sore. Swansea is a working class area, who stumped up the cash for the development around the Liberty? This again raises the issue which I'm sure the Allems will resolve soon about owning/renting your ground. Ownership would allow better options for developing the area around the ground. The parkland setting is great and unique, sadly ruined by those rusty ****ing lamp posts, what on earth were they thinking.

    Wouldn't it be a good idea if they put in an approach foot-bridge from Hymers College?

    They could use the posh kids' playing-field, etc. for parking.....<ok><laugh>

    Where about's do you park?

    As I said though, it's not like the Liberty is smack bang centre of the city is it? Hence the St.Andrew's Quay comment - an outer area made up of mainly retail.

    I like the lamp posts - each to one's own opinion. People's differ.

    Nothing really 'special' about the area is there? If anything, a little bland and lacking character, IMO.

    Nice residential area and good views of the rugged Welsh countryside. I defend Hull in general, but you cannot deny the area around the stadium is grim, maybe my expectations are too high.

    The development is the areas between Anlaby Rerd and Ezzle Rerd, rather than actually being the roads themselves. Half the houses are boarded up and it's without doubt a ****-hole, so any development there is good news as far as I can see.

    Anlaby Rerd itself is another issue, I'm not sure what can be done about improving it, but demolishing HRI would be a good start! From a practical point of view, a footbridge from the west stand exits straight on to the flyover would be a good idea, trying to get hundreds of cars past thousands of people on one road is not ideal.

    I'm not a fan of the new West Park entrance, as usual it's a half cocked attempt at trying to do something cool, we build rusty laps that are supposed to be artistic, but they're behind a bus stop, so just look ****. There's an opportunity to develop the whole site to be something special, let's hope the Allam's get the chance to do so.

    I've got this idea :huh::huh: it's a bit off the wall but, what if, the Council sold, yes sold the KC Stadium... !!!!

    I know what you're thinking...who the fu@k would buy the KC Stadium? How much would they get for it? £30m, £40m?

    Then the council would...a) get rid of a loss making venue, b) have cash to regenerate the area.....to save front line jobs....

    Fu@k me I know it's a long shot and NO one would be interested but you never know:emoticon-0169-dance:emoticon-0169-dance

    i personally arent bothered if its surrounded by buckingham palace, or a shanty town, as long as we still have a pitch to play on and a couple of goalposts ;)

    I just think that a lot of the buildings around Anlaby Road are grand old pieces of architecture, they've just been neglected for too long and/or had a tacky frontage put onto them. Along Anlaby Road from the city centre there is the old Merchant Navy building, NAPA (Northern Academy of Performing Arts), Tower, Horners, (just off on Midland St is...) the old Albert Hall, sat unused, crumbling, the New York Hotel - it's an eyesore as it is, but it's a decent piece of architecture if someone was willing to bring it back to former glories, it could look really good (http://maps.google.co.uk/maps?hl=en...8v7eBou-cGd69TPTiNT63A&cbp=12,215.82,,0,-7.78), Tigers Lair - former station/platform for people going to 'the new world' to separate them from locals to stop the spreading of diseases, Anlaby Road flats - OK, far from anything special, but at least they're being kept well by the council and are quite striking on the skyline in a row, Hull Royal was set for recladding, but lost the funding so it's being put back a few years.

    The rest is mainly shops, industrial firms (which is their own job to upkeep - if they aren't bothered, you can't do anything about it) and waste land/derelict buildings.

    The derelict buildings need the decent old buildings to be brought back to former glories and the tacky 60s/70s/80s builds to be pulled down... the waste land needs to be grassed over or tarmac the space and use as car parks on matchdays... as for people not upkeeping their own buildings, there should be some rule brought in to say you must upkeep your property - everyone always expects the council to do it all!

    There are a lot of decent Victorian and Edwardian buildings in the Anlaby Road to Hessle Road area that just need a bit of TLC, like these on Anlaby Road:

    The money can't be used on wages to save jobs - by law it has to go back into another big project.
