    They are but it’s not a way around ffp for transfer. It’s simply paying the bills and paying for infrastructure improvements

    It would bake sense for the Rueben brothers to buy it, land bank it for a possible new stadium if redevelopment of SJP is ruled out. If SJP is redeveloped they could use the site for housing or commercial buildings or sell it on for a profit.

    Is it the Utlita site?

    Just for scale taking SJP and putting it on the land:

    A lot of work to do though to make it useable as it's pretty much a cliff edge. Would be immense and they could build as big as they like and retain land to expand further if needed

    Could be similar to City's just bigger.

    It is the site directly to the south of the current arena, although the arena site will be up for sale too soon once the new arena is built on the quayside. I am sure the Heliport site to the West has been subject to development proposals in the past so I am sure they would be open to an offer. That would create an immense site for the football club.

    I do remeber something from the past called the Tyne Gorge study which meant that buildings along the quayside had to be quite low rise as to not have an impact on the topography of the Tyne gorge, it could be a problem to something the size of an 80,000 seater stadium.

    Project currently planned was worth £250m supposedly to the previous owners - mad if someone has got hold of the land for £7m.
    Usually developers look at 1/3rd for the land, 1/3rd for development, 1/3rd for profit so £7m for that land is n absolute steal.

    Untitled-1.jpg Just for a bit of a comparison I have dropped the Tottenham Hotspur stadium and the small stadium from the Ethiad onto the site (including the arena and the heliport site). It shows the huge potential for this site.

    The site directly to the East of the Redheugh bridge has also been empty for years, this could also be bought up and used as part of a stadium complex.

    I don't see the owners building a new stadium and they've said as much. I think they'll just keep chipping away at st James Park and in about 10 years it'll be awesome inside and out.

    From what the owners have said I think redvelopment of St James' Park it their preffered option, but I guess if the fesibility study that is currently being carried out shows that it is impossible/ too costly etc. they may need a Paln B.

    I think it is also a time scale matter alongside costs/feasibility - if they can only do 5k more seats in the near future at the Gallowgate End and say 5-10k more in a decade that may be to slow pace for them! These are people who'll want the best of everything yesterday and with the current demand for tickets they may feel developing SJP over a decade would be counter intuitive in comparison to just building a new 70-80k stadium in 2/3/4 years (Spurs stadium was developed 2016-19).

    Another interesting thing about the Utilita Site is the is an old abandoned rail track running behind it - could mean nothing to them but having a station there to drop of fans "at the door" of the stadium could be of interest to them.
