It’s a listed building innit, so they can apply to demolish and rebuild, depending on its structural integrity it could go either way. Unlikely that it would get approved to facilitate a stadium expansion. I’ve said before though, expect your ground to be bulldozed and turned into real estate and you’ll get a new stadium.
I’m sure it had nothing to do with the fact it was a grade listed building and everything to do with the fact any new east stand would block the light as to why it never happened.
Light easement and listed building status protects Leazes Terrace. But, the new owners can apply to have the building de-listed, demolished or moved elsewhere. It cannot be a coincidence that a middle Eastern fund buys property adjacent to St James.
They can still regenerate and increase the capacity of the east stand without knocking them down apparently... I suspect the free tickets for 10 k was to show pif they requirement is there for an increase of around 5 to 10k.. It was a, way of sating look those 10 will come back and there's at least 10k others that would have an interest in a season ticket...
If it blocks light then no. Tenants have a right to light easement through various apertures (windows.) It is not just listed status. It is whether an expansion would block light.
Newcastle and Northumbria have a lot of middle Eastern students. Saudi, Kuwait, UAE, Qatar, Oman. Working for one of them I heard a rumour that they were buying property in Newcastle to turn into exclusive accommodation for those groups.
Thats just it. The light has to come in through the windows. The easement protects it. There is probably some type of restrictive covenant in the title deeds limiting what can be done.
I suspect they will (if a takeover goes ahead) move the location of the stadium up the park. Knock down st James park and build a brand spanker.
I agree here. It's prime hotel/flat territory. a massive new build, eco friendly etc a mile out of town will be my guess, with a new metro link etc... It will sail past planning as the jobs it creates will be immense.
Isn't the town moor protected in some way too? Or was it just councillors who blocked it the last time?
