That’s actually not as silly as it sounds. The ground cannot be developed much more at its current location and there is prime land about 500m away from the ground which could house a mega stadium. The land where St James Park is is prime development land aswell.

That’s actually not quite true. The land on which the stadium is built is leasehold owner by the council. The stadium is owned by nufc.

But it doesn't explain why PIF would create a shell company - NCUK, or employ an expensive team of lawyers to facilitate a takeover, which they have based on who submitted the documentation. It also doesn't explain the subsequent uproar fron Qatar who have some fairly conclusive evidence to show that the Saudis are indeed involved.
