Need a bit of help folks As i mentioned a while back, i was looking to set up my own business. decided to go ahead and went to look at the premises today. The premises need a bit of work, there is no lump sum up front apart from solicitors fees etc, but a staggered rent over 3 years initially. anyone here been through the process before? I havent in terms of working for myself and having premises how do i negotiate, choose a solicitor/advisor etc. Being a complete novice all advice will be appreciated thanks
What kind of premises? If it's only office space you need then there are tremendous deals to be had in business centres and even in city centre locations. No upfront fees.
If you know anyone near you who started their own business they would be a massive help and I would consider talking to a business consultant as there are many organisations who offer advice to new starts (like InvestNI where I am). By the way what business are you setting up? Good luck with it.
First off talk to the owner in a calm but matter of fact tone telling him if he doesn't just let you use the premises free, it will be very unfortunate if the premises caught fire. Give him an hour or so and ring him telling him that his new curtains in his private dwelling are very nice and the crazy paving looks well. Next step : upping the ante... leave some roadkill on his front lawn T.B.C.
tbh the business is not what i need help with, and i would rather not say at this stage The premises are in the right place for what i need. In fact i want them. But i want a good deal. They have been on the market for a couple of years, empty. but say they want £5k a year rent. Should i agree and ask for say 3-6months rent free as i need to get things going and work needs to be done or say i will give you £3.5k for the first year etc also how long is a good break clause, 6 months? 12 months? in case its shoite

A business consultant would be able to help you on a range of issues like your concerns about premises, legal issues etc.
I didn't ask what kind of business it was. I asked what kind of premises. If it's office space only then go to a landlord of business centres in your area. No upfront fees. You pay monthly. You can agree a minimum tenancy. They are desperate to rent office space all over the UK.
yeah i will be looking into that, i know it sounds crazy but often the genuine replies on these kind of fora are more useful. certainly have been for me, hence me asking so many questions on here
my work recently moved in to a new office on a 2 year lease, we got the first 3 months free but if we cancel the lease within the first 2 years the 3 months need repayed. It seemed pretty fair to me but then again im being made redundant tomorrow so this may not be the best advice
sorry, i misunderstood. There is office space attached, but its is more. Not sure how to explain it tbh. as i say its no up front fees as in buying out a lease or anything, the premises were/are a cafe bar/caterers that closed a while back.
No bother. I could have helped with some advice on acquiring office space, but since you need "shady other stuff" as well, such as secret rooms, trap doors, and a field in Colombia, I canny help ye.
funnily enough yes and yes my mate got a job abroad and rented out his house, which is one of those massive 3 story things. some chinese 'nurses' moved in the place got raided they had a cannabis factory going
