The agent implied that they've effectively had to cancel the open house as everyone they spoke to has answered the question "investor or end user?" with "investor". I know the agent well and could tell he was embarrassed to have to make the call.
So, she wants to sell but doesn't want anyone else to make some money by doing the work she can't be arsed (or afford) to do?
She sounds like a Social justice warrior ******, probably thinks she is stopping some greedy corporate mega millionaire from renting it out at an inflated rate to some poor family, but really all she is doing is, like you say, shrinking her own market and ensuring she gets a worse deal in the long run.
I think it's a probate and she's being soppy about anyone carving up her relative's property to make a couple of quid.
I’ve known people be like that. All depends whether the house needs too much work for a normal buyer.
But can she go after the agent if they sell it to an investor? How can they guarantee her that the buyer isn't an investor?
An agent should check the buyer financially and know why they are buying it. So would have to knowingly lie to her. As to whether she could go after the I’m not sure. As she would have to suffer a loss. We are dicatated to by the consumer protection act.
Couldn't the buyer just say that they're buying it for their kid to live in and then after completion say they've changed their minds and they're going to tart it up and move it on?!
Surely there is nothing to prevent someone from doing whatever the **** they want with the property once they own it!
