    Correct. And also the vacancy rate for the area is about 3%. Don't get me wrong, I wouldn't particularly want to live in the area/houses but business is business and 17% yield is not to be sniffed at.

    When I say 17%, I mean that as net yield! Anyway, like I have said many times before, if you even know anybody who wants to buy one, I will give you 3k euros for each one sold. Easy money my friend.

    So at 17% net, if I was to invest a one off £100k with you now and let you reinvest returns, I can expect it to compound to about £15m by the time I hit 65?

    Not sure if you are being serious or not or just trying to be ridiculously stupid. If you buy a property for 100k you will get 17% net yield a year. Of course the rent will go up as it always does. Also the actuall yield will go down when capital appreciation rises on the property. Are you really being serious or will I pop in? In fact, don't take my word for it, ask the Grosvenor Group where the 5th best city in the world is to invest in property

    No, I give you £100k and you spread it around several cheap properties so I'm not exposed to one single failure (maybe you even package me up with some other clients to reduce single points of failure even further) - and then you take the yield and reinvest it in new properties (bit like a share DRIP). But yeah, I forgot about the increase in rent - rookie mistake - initial £100k investment should compound to about £25m then.

    You do understand yield don't you? It is the amount of rent on your initial outlay. How you are expecting me to get you 17% on 100k the first year(which I will) and then 17% on 117k the next is beyond me. This is the trouble with idiots, they complain about getting **** all from banks but moan when a good deal stares at them in the face.

    So you can get me 17% yield on £100k worth of properties in the first year, but not 17% yield in the second year on the original £100k properties, plus another 17% on my fresh £17k profit I want to reinvest in new property?

    I will make £17k profit after year one, yes, agreed - I will then reinvest that £17k, because I don't want to spend it - can I reinvest the £17k with you to make another 17% profit on my new £17k? (plus I'll obviously make another £17k yield on my original investment in year two)

    If so, my net position is £15m after 33 years of reinvesting all annual yield. This is not including raises in rent or capital gains on the property value itself.

    Sure, I'll tell you why you are making a **** of yourself. I have already stated that properties start at around 40k, you want me to sell you half a house? But yes, by all means reinvest it in other properties, on average my clients buy 3 properties and EACH of the properties yield 17%. I'm really not sure why you are struggling to understand this, maybe you don't believe it because you are the same as the other clown investors and only do it when every other **** does it and by that time it's too late or you are just deliberately being stupid?

    I said you could package me up with other buyers to spread the risk, bit like mortgage backed securities - that's how you buy half a house.

    Anyway, this went on a bit too far, like a bad Billy Connolly joke. My point is that you can't expect 17% year on year, even if you are getting it now - because returns like that don't exist over the longer term, and in this case I wouldn't have the knowledge-base to know if I was the last sucker in, or not.

    Of course those returns last forever if you buy the house and don't have a mortgage, you think the rent will go down???? This is the problem with British and Irish people, they think that the only housing market in the world is on their doorstep. It is quite pathetic/sad actually.
