If you're on Facebook look up Sunderland Antiquarian society (or something like that) for git loads of old Sunderland pictures like the funfair at seaburn (with the railway and boating pond), the cat and dog steps and all areas around here. So nostalgic.

My ex wife has a print of a painting hanging in her living room. It's called I Town Tonight & shows a tram scene. I'm sure it's Sunderland.
Used to bank at Lloyds, and often stood in the queue next to Old Turvey a real gent. and the first man to drive a motor car in Sunderland I am told.
You have got it mostly right, you must remember between the North End of the station and Fawcett street you had Station St so this photo was taken outside Burton The Tailors , the sweet shop was Maynards famous for their wine gums , past the Grand hotel was the Echo office and then the road down to the river and the Echo office loading dock where the papers were loaded into the vans
